Integrated Building Automation
Currently, the focus for Building Automation Systems has become
information, integration and data logging to facilitate
monitoring and problem solving. Typically, most buildings have
one fully qualified Chief Engineer or Facility Manager for
several buildings and a number of junior engineers at the smaller
properties located in a general area. Therefore, remote
management and communications has become a necessity to
efficiently manage facilities.

HVAC & Temperature Controls
DDC Controls (Direct Digital Controls)
provide your facility with the ability to control all areas
with precision temperature control while minimizing your energy
consumption.
Your Building Automation System can assist you in maintaining
your HVAC equipment by:
- Use of Run Time Totalizers to schedule periodic services
such as filter changes, belt replacement, and other maintenance
that is predicated on Run Time
- Use of trend logs to view historical data to help diagnose
mechanical problems
Energy Management is a by-product of precision
temperature control.
Lighting Controls
Most facilities are now integrating
Lighting Controls for energy savings, as well as maintenance
management. Divcon
EMS provides a number of BACnet Lighting Controllers that are
a direct replacement for GE, Watt Stopper, Douglas and Panasonic.
By integrating lighting controls you are able to control the
lights by schedules, use motion detectors in hallways and provide
override to coincide with ACCES, Alarm and HVAC override events.
Additionally, we often utilize Status and Run Time Totalizers
so mass re-lamping can be negotiated and scheduled. The nitrated
Lighting Controls can incorporate Sunrise and Sunset, as well
as automatically reset for Daylight Savings time. As with all
other integrated products, the Lighting Controls can be viewed
through the integrated Web Server.
Secured Card ACCESS
Divcon EMS provides Secured Card ACCESS that can be completely
integrated into your Building Automation System. By integrating
the Card ACCESS, all of the information can be shared so
that Schedules can both enable the HVAC and Lighting Controls
as well as the Card Access Card User or Door Groups. This
also allows the Card Access System to be used for HVAC Override.
By integrating the Card Access with the Building Automation
you eliminate any additional Network or Personal Computers
and the associated software / firmware that require ongoing
maintenance and support. Secured card access is directly related
to the security and protection of your facility, personnel
and property. Again, the ACCESS System is available through
the integrated Web Server.
CCTV / DVR/IP
Most facilities now include at least some peripheral CCTV Cameras
for security purposes. Divcon EMS is able to integrate the
CCTV System into your Building Automation System to provide
coordinated events such as a Forced Door or Invalid Card
with the CCTV image. Additionally, the CCTV cameras can be
viewed through the integrated Web Server.
